We met our Sales Rep last Saturday after speaking on the phone multiple times, and got into the detail. We said what we wanted and didn't want, while she drafted up our requests. After a very long 6 hour day, we nailed it, and we're rather excited over this whole process to come. Just a heads up, our meeting went so well and quick because I had them email me details on the model we liked, prices for upgrades etc etc all before the meeting.
Then. The drive home. That's really where it begins. The excitement, the worry, the rush. Hits you out of nowhere because you thought it already did!
We chose:
Florence model.
Elevation C
Upgraded master bath
Upgraded island in kitchen
Jets in tub
Upgraded countertops (only smaller upgrade)
Morning room (our incentive was 1/2 off this or the basement)
Unfinished basement
Stainless steel appliances
Lots of electrical stuff!!!
We did 3 fan rough ins: Morning room, Loft, Master
We had lots more on our list, but I started this blog so late I don't have the sheet in front of me.
So, the fun part.... We met with our Loan lady at NVR a few days after --- she is awesome. I already had our documents ready when we went to fill out and sign the purchase agreement so that sped it up. NVR has had horror stories surround it, so far so good... but I'll reflect more on them when we get closer to breaking ground.
I have been addicted to the Ryan homes Facebook groups. They are insanely helpful when trying to make up your mind. Along with telling you things to look out for or even ask for.
Some examples below:
Who knew you needed to ask for kitchen cabinet knobs??? I didnt.
Don't upgrade carpeting. Not worth it as even the higher priced carpet is bad, but definitely upgrade padding!
Expect to spend a lot on upgrades. I mean ALOT! We kept ours pretty low --- I can always add later.
Choose to upgrade things you can't do on your own, or things that would cost a ton later. DO RESEARCH!
They don't paint. At least no interior walls with color.
They don't tell you everything, you have to ask a lot. I find myself adding tons of questions to my list everyday from reading blogs. Blogs are your best friend.
If it's important to you then get it in writing!
Now I could go on and on... but I'll save some for other points in time. We did have our Gaurdian meeting too. We could have 6 included Internet/cable hook ups, but you will likely need more or plan placement well (I luckily have a tech savvy husband, so 6 worked for us). We did splurge and get speaker rough ins and a home security system, but that's it.
Flooring appointment is Monday, and I must say I am super excited for that. Even though I already know we are not upgrading much of anything, if at all, the idea of choosing colors is like handing me a credit card for me to do what I want with. It's the thrill!!
